In the green and quiet of the Umbrian hills on the border with Lazio, you may relax in this charming stone farmhouse with breathtaking views – up to 12 people - renovated, smartly furnished and fully equipped: 9 rooms - 240 sqm. / 2580 sq. ft. on two levels (entrance hall, large living /dining room of 70 mq. / 753 sq.ft. with fireplace and exit on the porch, 3 bedrooms each one with king or queen bed and one single bed, 2 double sofa-beds, eat-in fully equipped kitchen, 2 bathrooms, 2 fireplaces, etc.) + porch of 55 mq. / 592 sq.ft., loggia, large terrace of 35 mq. / 376 sq.ft. + 5,000 sqm. / 1,26 acres of garden, olive grove, parking area, etc. ; and inside,
TV, Wi-Fi internet, gas stove, oven, microwave oven, fridge, freezer, dischwasher, 2 washing machines, 2 vacuum cleaners, hairdryer, iron and ironing board, table/bed/bath linen, heating, etc.

At Calvi, and at the neighboring Otricoli, there are 3 large and modern swimming pools where tourists are very much welocome: their distance from the house is 5/7 minutes by car.

At just 3 km. from the A1 motorway (Magliano Sabina exit, Rome is 45 'away) the location is ideal for excursions to the nearby art and historical sites of Calvi, Otricoli, Narni, Amelia, Terni and the Marmore Falls, San Gemini and the excavations of the ancient Carsulae, the Abbey of Farfa, Viterbo, Orvieto, Todi, Spoleto, Foligno, Perugia, Assisi, etc., etc.

It is surrounded by 5,000 square meters. with garden, flowering plants, fruit and tall trees, an olive grove and a parking area.

The countryside of Calvi dell'Umbria lies on a green plateau surrounded by wooded hills, dotted with villas, farmhouses, farms and livestock farms. The views are gorgeous, the peace is absolute. At the distance of 500 meters from the house there is a restaurant and approx at 2.5 km. there are a supermarket and other shops, not to mention the nearby Calvi. Many recreational activities can be found in the immediate surroundings

The farmhouse is located approx. 2 km. from the Magliano Sabina exit of the A 1 Rome-Milan motorway, and less than 4 km. from the train station. By car or train you are in Rome in 45/50 minutes.

In Calvi dell'Umbria it is possible to take many walks in the surrounding plateau and on the wooded hills that encircle it. Golf, horse riding, fishing, etc., etc.

The location is ideal for countless day trips and excursions to the nearby art and historical sites of Calvi, Otricoli, Narni, Amelia, Terni and the Marmore Falls, San Gemini and the excavations of the roman town of Carsulae, the old Abbey of Farfa, Viterbo, Orvieto, Todi, Spoleto, Foligno, Perugia, Assisi, etc.

Setting

The country house is located on the plateau of Calvi dell'Umbria (250/450 mt. average height,) some 2 km. from the A1 highway exit of Magliano Sabina.
Rome can be easily reached in 45', but there are trains too every 30'
