ACCESS, USERNAME AND PASSWORD
How do I enter my Owners’ Control Panel?

Make sure that you enter the right username/e-mail with which you registered and the Rentalia password. Then click on " Enter".

I do not remember my username and password

You can enter your e-mail at the following link. You will receive an e-mail that will guide you through the password recovery process so that you can continue using your user account.

Can I change my password or my e-mail address?

In the Owners’ section, log in with your current username and password. In the top right-hand corner you will see your username, click on this and you will see a link with the text "Edit profile". You can edit your password or any other personal details (these details will not be published: they are for the sole use of contact between the Rentalia.com staff and you).

I see a message in red which says that my username already exists. How is that possible given that I have never registered?

It is possible that you are entering a very common username, like "Antonio" or "Mary", which another person probably has already used. Try using another username or a combination of letters and numbers (example: "mary258") until the system allows you to register.

How do I register in Rentalia?

In the Owners’ tab, click on Create a free username. Once there, enter your personal details. Note: if a red message appears, read it carefully. It will inform you of how to proceed with the registration.

How do I enter my accommodation in Rentalia?

Once you have registered, click on add accommodation and follow the steps. It will only take you 10 minutes.



PROMOTIONS AND PRICES
How do I pay for a promotion?

- By direct debit. We require the 20 digits of your bank account.

- By Visa or Mastercard. We need the card number, expiry date and 3-digit security code (on the back of the card).

- Bank transfer. You need to deposit the amount for the promotion in our Bankinter account 0128 7684 29 0500001276 , Account holder Rent Alia Holidays S.L.U. or Santander 0030 1030 01 0297751273, Account holder Rent Alia Holidays S.L.U. or La Caixa 2100 2297 4102 0029 0772, Account holder Rent Alia Holidays S.L.U. We then require that you send us proof of payment by fax: 914 201 445 or e-mail to comercial@rentalia.com.

Whichever of these three forms of payment you use, you need to add 21% VAT (if applicable) and we require your details to send you the invoice:

· Name and surname of the person or company on the invoice
· Address
· NIF/CIF (tax code)
· Postcode
· Town/city
· Province
· Country

How do I renew my promotion?

Five days before the expiry date of your promotion, you will receive an e-mail from Rentalia telling you how to renew it.

You can also enter your Owners’ Control Panel and click on the link "Online Contracting " for the advertisement you wish to renew.

Finally, you can call us on 902 570 082 or send us an e-mail to comercial@rentalia.com giving:

- the reference number of the accommodation you wish to renew,
- the type of promotion,
- the duration
- how you wish to make the payment (direct debit, card or bank transfer).

Can I upgrade my current promotion?

Yes. In your Owners’ Control Panel you will see a link with the text "Upgrade to Premium " or "Upgrade to Platinum " (depending on each particular case). We will deduct the amount that you have not yet used in your current promotion for your upgrade.

Can I substitute an accommodation in my advertisement for another?

Yes, but to do so you have to create a new advertisement and we will change the promotion of one advertisement for the other. This service has a cost, please do not hesitate to contact us about your particular case.

I would like to advertise an accommodation which is different to the one I had/have. Can I take advantage of the one month's free trial?

Sorry, the free month trial is only for new advertisers and one single advertisement.

Are there any discounts for several advertisements?

Yes. In Rentalia you can take advantage of discounts from the second advertisement you publish. If you have more than 15 accommodations, you can contract one of our professional packs and advertise all of them as cheaply as possible.

Can I place several accommodations in one single advertisement?

No, each advertisement should correspond to a complete, independent unit. If you have several accommodation units that meet this requirement, you must publish them as separate advertisements.

Can I receive an invoice for the service?

Yes. In your Owners’ Control Panel, you can access your invoice in .pdf format by clicking on the link " See Invoice". You will also receive it by e-mail.



ONLINE BOOKING SERVICE

The promotional “Premium/Payment per Booking” publication mode means that you pay nothing for publicising your accommodation and Rentalia will only charge you a commission if you attain bookings through our website.

How do I activate Online Booking?

To activate this service, all you have to do is select the “Premium/Payment per Booking” option when you choose the promotion under which you wish to advertise your accommodation.

To activate Online Booking you have to be registered on the AvaiBook booking engine, but to make it easier for you, if you are not registered on AvaiBook, we will create a username for you and we will register your accommodation so that you can receive online bookings. Bear in mind that you will have to give us an account number so that we can pay you your bookings; it is essential!

If you already have a username on AvaiBook, we will link it to your Rentalia username and we will import the prices you have on AvaiBook.

When we register you on Avaibook, we do so applying a very advantageous Plan customised for Rentalia. Avaibook Plans have varying costs depending on the number of accommodation units you have, but thanks to the special Plan subsidised by Rentalia, you can manage all the accommodation you have on Rentalia with the Online Booking service activated. Here you can see all the functions your special plan has to offer (in Spanish).

Do I have to access AvaiBook to activate the booking?

We activate the booking for you, and when we do so you will receive an e-mail informing you it has been activated on AvaiBook. You can access your profile using the username and password you have been sent.

You do not necessarily have to enter to activate the Online Booking service because we have already activated it, but it is useful to enter to set certain details to your liking, such as Special Rates, additional services or your preferences for collecting payment for your bookings. It is particularly important that you review the bookings Cancellations Policy to adapt it to your interests and to avoid future misunderstandings. Thanks to this policy what happens in the event of a traveller or you cancelling a booking, if within the corresponding deadline a reimbursement is applicable, etc. will all be set down in writing. It is a written commitment between the owner and the traveller, supervised by AvaiBook.

How does the Online Booking service work?

1- The “Online Booking” option will appear on your advert.

2- Travellers can select the dates they are interested in, consult the price and request a booking for those days.

3- You will receive an e-mail and a text message on your mobile informing you that that a booking is waiting to be confirmed. You will have 24 hours to accept it, otherwise the request will expire. The bookings you receive via this system will always be under your control; nobody can book your property without your consent.

4- Once you confirm the booking, the dates will automatically be marked as not available on your calendar.

5- Once you accept a booking, the traveller will be charged the booking deposit, which will be supervised by AvaiBook; it will be sent to you 48 hours after the traveller arrives at your accommodation. You will receive the rest of the rent when most convenient for you and via the payment method of your choice.

6- AvaiBook will send the amount corresponding to bookings when said sums reach the threshold amount for payment, set by default at €125, or on the first day of each month. However, you can modify this if you prefer by entering the panel on AvaiBook.

The advantages of the Online Booking service

1- It enables you to manage your bookings comfortably, quickly and professionally.

2- Security and confidence for you and your travellers.

3- You open up your accommodation to foreign tourists, more inclined to online bookings.

4- You maintain your calendar and rates up to date on several portals from a single site.

5- You improve your visibility on Rentalia: the advertisements for which Online Booking is active are highlighted using an icon in the results list.

6- It improves your advert conversion rate while travellers can still contact you by e-mail or telephone.

7- No affiliation fee, you only pay per on-line booking. Here you can see all the tools available on your special plan (in Spanish).

What costs does the service imply?

The Payment per Booking service has no fixed costs; if you don’t obtain bookings with Rentalia, you don’t pay commissions.

If you do obtain bookings, the associated service costs are:

- The Rentalia commission fee (8-10% of the total booking) including VAT. The commission fee depends on the country where the accommodation is located: View details by country.

- AvaiBook fees: 1€ per booking and 2% of the deposit (to cover bank charges) excluding VAT.



EDITING DETAILS
How can I make changes to my accommodation file?

From the Owners’ Control Panel, using your username and password, you can see that each advertisement has a series of links on the right hand side: "Modify or add photos", "Update availability" and "Modify prices". These links will help you to perform the most frequent modifications quickly.

To change other details such as: contact, characteristics, distances, texts, etc. you can click on "More modifications".

How long does it take to publish the modifications?

Some modifications will be subjected to a review by our Contents team and will normally not be automatically published in the advertisement. We will advise you by e-mail when these modifications have been published. They are normally published in less than one working day.

Can I have more than one price table in my advertisement?

Yes, but this is a service exclusively for 'multi-accommodation' advertisements. These are adverts that include several apartments and houses. If you are only advertising one accommodation unit, you will only be able to display one price table.

How many photos can I publish in my advertisement?

In Rentalia, there is no limit to the number of photos in each advertisement, you can have as many as you wish :). The only thing we ask you to do is to have a minimum of two indoor photos, which show that your accommodation is furnished and ready to be rented at any time.

I have problems uploading the photographs to my advertisement

Please check that the photograph format is correct (we only accept the following formats: .jpg, .gif, .png, .bmp or .tiff ), or that the photograph files are not too large.

For large photographs, we recommend that you send them by e-mail. You will find an e-mail address with the format image-xxxxx@rentalia.com, and by sending photos to this address, they will be automatically uploaded to your advertisement. Later you will be able to provide a heading, activate or deactivate them, etc.

Should I update my calendar even if I do not have any new bookings?

Yes. Travellers do not trust calendars that have not been updated, therefore, in Rentalia any calendar that has not been updated for 30 days is deactivated and no longer appears in the advertisement.

Rentalia will send you an e-mail when your calendar is about to be deactivated. With just a couple of clicks, you can update your calendar even though you do not have any new bookings. If you do not do so, then your calendar will be deactivated and your advertisement will no longer appear in the search by dates made by travellers.




OWNER SERVICES
Statistics: How can I see my statistics ?

Enter the Owners’ Panel with your username and password. On the right of your accommodation photograph, in the column "Your advertisement ", you will see the link "See statistics". Here you can view the number of visits to your advertisement in the last 30 days and the accumulated visits in the last few months.

Languages: Can I publish my advertisement in other languages?

Your advertisement is published in the 7 Rentalia languages with the characteristics, distances and prices you have indicated.

In order to have an advertisement with greater clarity and more success among foreign customers, we would like to offer you the translation service at cost price. You can translate the description of your property into each language for just €20 + VAT per language and for €129 + VAT you can translate it into 8 languages (up to 200 words per language). This way you will receive more bookings from foreign customers in the languages you have chosen. Send us your texts to info@rentalia.com and, in less than 15 days, the translations will be published in your advertisement.

Furthermore, if you are fluent in any of the languages in which travellers can surf Rentalia, you can translate the description yourself.

How do I activate the SMS alert system?

With this service, which is exclusive for Premium and Platinum, you will receive an SMS every time you are contacted by a traveller. You can activate this by entering your advertisement and clicking on “ More Modifications” and then on "Basic Details", activating the checkbox and entering the mobile number on which you wish to receive the SMS.

As you know, Rentalia offers an advertising service with information on holiday homes, where there is direct contact between the traveller and the owner. Therefore, the responsibility of the transaction resides exclusively between the traveller and the owner.

To help you, we have published a small summary on how to carry out these rentals and we can offer you examples of regulation documents and short lease contracts to guarantee a satisfactory transaction for both parties.



OTHER FREQUENTLY ASKED QUESTIONS
How do users contact me?

Rentalia is not an intermediary between the owners and users. Your advertisement will show the contact telephone numbers which you have asked to appear. Also, a user can fill in a contact form to send you a request in the form of an e-mail.

I have received an e-mail from a traveller but with an address which is user-xxxxx@rentalia.com, how do I answer ?

It is as simple as clicking on "Responder" or "Reply" :) and the e-mail that you send to an address of the type user-xxxxx@rentalia.com in fact goes directly to the traveller’s own e-mail address, and you can also send attachments with your reply. It is important that you answer from the address with which you registered in Rentalia. If you are going to answer from a different address then you can add this as an authorised address in the section "Basic Details" in your advertisement.

These types of e-mail addresses are used to calculate your answer rate and speed, but in no way impede the contact with the traveller.

What does my position in the search results depend on?

When a Rentalia user runs a search for accommodation, the results shown are those that exactly meet the search criteria. Within these, the order is as follows:

- the first promotions to appear are the Platinum Promotions

- these are followed by the Premium Promotions

- and then the Classic Promotions

Within the Promotions of the same range, there are many factors that determine the order: the permanency of your ad, the amount of content it has, the quality of the information, the payment services offered, the behaviour of the users in your ad, etc. In order to improve your position it is important to offer as much information as possible and keep it up to date.

What seniority benefits are there?

In a search result in which 2 holiday homes have the same promotion and description in the given language, the accommodation with the longest seniority will appear in front. Therefore, the longer you advertise your accommodation in Rentalia, the better position this will have.

How can I improve my advertisement and have greater visibility?

Each case is different and our colleagues in the Commercial Department will be more than willing to assist you. Write to them at comercial@rentalia.com and they will be able to advise you on how to improve the visibility of your advertisement.

Moreover, we always advise our owners to review the contents of their advertisements: update the descriptions, add price tables for different capacities, upload current photos, etc. This advice, published in our blog, will help you (in Spanish).

How can I verify my address?

If we have not sent you an alpha numerical code to the postal address of your accommodation, then please request it personally. To do so, enter the Owners’ Control Panel with your e-mail and password, click on the link "Not verified - ask for code" and click on "Accept" in the box that appears.

If we have already sent you this code and you would like to verify the address, log in with your e-mail and password at your Owners’ Control Panel then click on "Verify address". A box will open where you must enter the alpha numerical code you have received by post at the address of your accommodation. Once you have entered this and clicked on "Accept" your address will be verified and your advertisement will have the message "Verified by address".

If the system does not accept the alpha numerical code, please contact us at info@rentalia.com so that we can solve the situation.

How can my accommodation appear in the "Beach location"?

In Rentalia, any accommodation that is less than 15 km from a beach can appear in the "beach location" section. If this applies to you, you can mark the "beach location" box either when you register the accommodation or in subsequent modifications.

How can my accommodation appear in the "Skiing location"?

In order to help the traveller, Rentalia can only show those accommodations that are close to a ski resort in the "ski location" results. We understand "close to a ski resort" as being an accommodation that is less than 30 minutes away by car. We use Google Maps to calculate this distance.

If your accommodation complies with this condition, you can mark the "ski location" box either when you register or in later modifications.



CAMPAIGN: INVITE OTHER OWNERS-CONDITIONS
What does the " Invite other owners" campaign consist of?

- If you are an owner in Rentalia and have or have had an advertisement published in Rentalia, you can invite other owners to advertise their accommodations with us and get a 20 euros discount.

- If the invited owner has never advertised with Rentalia before and contracts a promotion in Rentalia using the promotional code of your invitation, you will receive a 20 euros discount.

- Discounts are accummable, so you can invite as many owners as you wish. If the amount of the discount exceeds the price of the promotion when you renew, the balance will go towards the next renewal.

- That is how Rentalia rewards your recommendations and your fidelity. Also, the owner you have invited will get another 20 euros discount.

- Visit the campaign invitation page with your username and password and send us your invitations.

- The invited owners can only use one single promotional code with the 20 euros discount. As an invited owner, the discount expires one year after they have received the invitation. Once they become owners with an advertisement published in Rentalia they will be able to invite others.

How do I invite other owners?

- If you have or have had an advertisement published in Rentalia, you can invite other owners advertise their accommodations with us and get a 20 euros discount.

- Visit the campaign invitation page with your username and password and send your invitations.

- If an invited owner has never had an advertisement published in Rentalia and contracts a promotion, you will get a 20 euros discount.

How will I know that my invited owners have accepted the invitation?

When your invited owner uses the promotional code from your invitation, you will receive an email notifying you that you can take advantage of the 20 euros discount coupon in your next renewal.

How long have I got to use the discount?

If you have several discounts, you can apply these whenever you renew your promotion. If the amount from the discounts exceeds the price of the promotion when you renew, then the balance will go towards the future renewals.

Can I apply the discount to any promotion?

The discount coupons for this promotion are applicable to any Rentalia promotion (see Rentalia promotions).

All discount coupons must be used with direct debit or credit card payments (Visa or Mastercard).



'NOT VERIFIED - BE CAREFUL' WARNING
Why does the "not verified - be careful" warning notice appear in my accommodation?

All accommodations for new owners in Rentalia appear with this warning by default, at least for the first 12 months in which they are published.

What is the purpose of the "not verified - be careful" warning notice?

This warning serves to protect users against possible fraud. Most of these cases are with new accommodations that have not been published for very long in Rentalia.

How can I remove the "not verified - be careful" warning notice from my advertisement?

To remove this warning and therefore increase the traveller’s trust in your advertisement, you can choose any of the following options:

a) Request a code which we send by post. You will receive a letter from Rentalia in the letterbox of your holiday home with an alpha numerical code. You can then log in with your username and password at your Owners’ Control Panel and enter the code you have received by clicking on the link "Verify address". We can therefore prove that you have access to the accommodation you are advertising.

b) You can contract a professional photo shoot for €100 plus VAT. The photographer will confirm the existence of the accommodation and we will show a sign which says "Photos taken by Rentalia" on the accommodation file. The photographer will give you the original photos without any watermark.

Once you comply with one of these conditions, we will remove the "not verified – be careful" warning. However, after you have been advertised with Rentalia for 12 months, the warning will be automatically removed.
