It is managed by the Community of Owners, so opening dates may vary depending on weather, maintenance and community decisions.

Late Arrivals

A key safe is available for arrivals after 22:00.

Las Terrazas del Jardín Nazarí is a peaceful, gated community inspired by the Moorish heritage of the region. Palm trees, fountains and beautifully landscaped gardens create a calm, relaxing atmosphere — the perfect place to unwind after a day exploring Andalucía.

Guests can enjoy spacious communal areas including a large swimming pool, a separate children’s pool, sun terraces with loungers, quiet garden corners for reading, and a small gym. The entire complex is designed for rest, comfort and slow, sunny days.

Just outside the gates lies Vélez de Benaudalla, a traditional whitewashed Andalusian village with a fascinating Moorish centre and historic natural springs. The village is exceptionally peaceful, with no through‑traffic, yet everything you need is within an easy, flat walk: traditional tapas bars, cafés, restaurants, bakeries, small shops, banks with ATMs and a weekly Monday market. There is also a frequent bus service.

1. Introduction
Apartments Andalucía operates three licensed holiday apartments in Spain:
Casa Christabel – Benalmádena
Casa Annabel – Benalmádena
Las Terrazas del Jardín Nazarí – Vélez de Benaudalla
The Properties are offered for short-term holiday rental subject to confirmation by Sarah Smith (“the Owner”).
The booking contract is between the Owner and the person making the reservation (“the Client”). The Client must be 18 years of age or over and is responsible for all members of their party.
These Terms & Conditions apply to all reservations made via Online Travel Agents (OTAs) including Airbnb, Booking.com and similar platforms.
These simple booking terms help us maintain our apartments to a high standard and ensure a peaceful stay for both guests and neighbours.

2. Reservation Requirements
To comply with Spanish tourism regulations and to ensure the smooth management of the Property, the following steps must be completed within 24 hours of booking:
• completion of the Guest Registration Process
• submission of passport details for guests aged 14 years or over (as required by Spanish law)
• review and signature of these Booking Terms & Conditions
Completion of these steps is a condition of the reservation.
Check-in instructions will only be issued once the required documentation has been completed.
Failure to complete the required documentation within the specified time may result in cancellation of the reservation in accordance with the booking platform policies.

3. Guest Registration (Legal Requirement)
Spanish law requires holiday rental hosts to register guest identity with the police.
The Client must provide the names and passport details of all guests aged 14 years and over prior to arrival via the online Guest Registration Process.
Only registered guests included in the reservation may stay overnight at the Property.

4. Occupancy
The maximum occupancy of the Property must not be exceeded.
Casa Christabel – maximum 4 guests
Casa Annabel – maximum 3 adults or 2 adults and 2 children
Las Terrazas – maximum 6 guests
For safety, insurance and licensing reasons, exceeding the permitted occupancy may result in the reservation being terminated in accordance with the booking platform policies.

5. Check-In and Check-Out
Check-in from 16:00
Check-out by 10:00
CASA CHRISTABEL & CASA ANNABEL
Contactless check-in via key safe.
LAS TERRAZAS
Check-in between 16:00 and 22:00 unless otherwise agreed.
Early check-in or late check-out may sometimes be available subject to the schedule but cannot be guaranteed.
Failure to vacate the Property by the agreed time may result in an additional night being charged.

6. Damage Deposit
A refundable €250 damage deposit pre-authorisation will be taken on the payment card provided for the reservation.
This is a temporary hold on the card and not a charge.
The hold will normally be taken shortly before arrival and released within 24 hours after check-out, provided no damage, excessive cleaning or breach of the house rules is identified.
The Property will be inspected shortly after departure.
Charges may be applied for:
damage to furniture, fixtures or equipment
stained or damaged linen or towels
missing items
broken glassware or kitchenware
evidence of smoking
excessive cleaning
If the cost of repair or replacement exceeds the damage deposit, the Client agrees that the Owner may charge the payment card provided or invoice the Client accordingly.
The Client must ensure that the payment card remains valid for the duration of the stay.

7. Loss of Keys
Charges may apply for lost keys or access devices.

If loss of a key creates a security risk, the Client may be charged for replacement locks and additional keys.

8. Behaviour and Community Rules
The Properties are located in quiet residential communities.
Guests are asked to behave in a respectful manner and ensure noise levels do not disturb neighbours, particularly during evening and night-time hours.
Parties, gatherings or events are not permitted.
Guests must comply with the regulations of the Community of Owners, including rules relating to noise, pool use, rubbish disposal and communal areas.
Serious breaches of the house rules may result in the reservation being terminated in accordance with booking platform policies.

9. Non-Smoking Policy
All Properties are strictly non-smoking and non-vaping, including terraces.
Evidence of smoking may result in a €150 deep cleaning charge.

10. Pets
Pets are not permitted.

11. Property Care
Guests are expected to take reasonable care of the Property and its contents.
Guests are asked to leave the apartment in a reasonably tidy condition, with dishes washed and rubbish disposed of.
Excessive cleaning beyond the normal changeover may incur additional charges.

12. Reporting Issues
If anything requires attention during your stay, please inform the Owner as soon as possible so that it can be resolved promptly.
Issues not reported during the stay but identified during the post-departure inspection may be treated as having occurred during the reservation.

13. Access to the Property
The Owner or authorised agents may access the Property at reasonable times for inspection, maintenance or repairs.

14. Communal Facilities
Facilities such as swimming pools, gardens, lifts and parking areas are managed by the Community of Owners and not by the Owner.
While generally available during advertised periods, these facilities may occasionally be unavailable due to maintenance, weather conditions or community decisions.
Temporary closure of communal facilities does not constitute a breach of the rental agreement.

15. Maintenance and Equipment
The Owner will make every reasonable effort to ensure the Property and its equipment are maintained to a good standard.
In the event of equipment failure or maintenance issues, repairs will be arranged as soon as reasonably possible.
Temporary interruption of utilities, appliances or internet service does not constitute grounds for cancellation or compensation provided reasonable efforts are made to resolve the issue.

16. Electric Vehicles
Charging electric vehicles is not permitted at the Property, on the road or in the garage due to safety and insurance restrictions.

17. Insurance
Guests are strongly advised to obtain comprehensive travel insurance, including cancellation cover.
The Owner cannot accept responsibility for travel disruption, illness or other circumstances preventing travel.

18. Limitation of Liability
The Owner shall not be liable for:
temporary interruption of utilities
failure of appliances or equipment
loss or theft of personal belongings
events beyond the Owner’s control
Nothing in these Terms excludes liability where it cannot legally be excluded.

19. Force Majeure
If the Property becomes unavailable due to circumstances beyond the Owner’s control (including natural disasters, government restrictions or other force majeure events), the Owner may cancel the reservation without liability for consequential costs such as flights or car hire.

20. Governing Law
This agreement is governed by Spanish law.
Any disputes shall be subject to the jurisdiction of the Spanish courts.

21. Acceptance of Terms
By signing this agreement, the Client confirms that they:
have read and understood these Terms & Conditions
accept responsibility for all members of their party
agree to comply with the house rules
Completion of the Guest Registration Process and signature of these Terms & Conditions are mandatory requirements for all guests staying at the Property.
