The accommodation

We are located on the Punta Cetarola promontory in a peaceful, green natural park, just 7 km from beautiful Sperlonga, with its white beaches and crystal-clear sea. Perched high above the sea, it offers a breathtaking view that extends from the island of Ischia to Mount Circeo.
The house consists of a main villa that can accommodate up to 9 people and three independent annexes, each accommodating 2 people and located on different levels. (Please note: the annexes are only available for groups of more than 9 people.) Upon request and for an additional fee, a single bed can be added in two annexes. The maximum capacity is 17 people.
Main Villa: On the first level, there is the sleeping area with three bedrooms, each with its own private bathroom. On the ground floor, there is another double bedroom with bathroom, a living room with sofas, a fireplace, a 42" satellite TV, a kitchen with a dishwasher and all the necessary appliances, a dining table, and access to the panoramic sea-view terrace furnished with tables, chairs, sofas, and armchairs.
On the lower levels are the other double bedrooms with private entrances and private bathrooms/showers.
All bedrooms are equipped with air conditioning, ceiling fans, and private bathrooms.
The charming outdoor area includes a saltwater swimming pool (open May to September, weather permitting; 4x8 meters; depth from 1 to 1.80 meters), a hot tub with lighting and a waterfall (8x1 meters), a gazebo with a sink, and a wooden deck with reed umbrellas and loungers. Large outdoor spaces include a barbecue area, a refractory pizza oven covered with a gazebo, tables, and chairs; unlimited Wi-Fi is available.
Solarium with gazebo, table tennis, and foosball table; furnished upper terrace. With kitchenette, barbecue, outdoor sound system, and games. Private indoor and outdoor parking.
Pool opening guaranteed from May to September.
Fenced garden.
Guests can arrange a home chef or excursions upon request.
Important: Rooms in the annex are available only for groups of 9 or more.

Please remember:
- to dispose of your waste correctly according to the schedule provided (Our staff are authorised to charge a supplement of € 50.00 in case of waste present in the house at check out).
- do not waste water and electricity
- do not switch on electrical appliances at the same time
- to respect the rest in the afternoon (14:30/16:30) and after midnight
- do not leave keys in the lock
- always close the main door
- close all windows when leaving
- your guests are allowed until midnight but are not allowed to sleep in the house
- clean the kitchenette and dishes at check out
- do not smoke inside the house
At the end of your stay we will check the situation of the house

Car required: the beach and town centre with all main amenities are 7 km away and the area is not served by public transport.

The villa is located within the exclusive ‘Comprensorio di Punta Cetarola’, a prestigious and private location where you can enjoy a relaxing holiday surrounded by nature, with beautiful sea views and breathtaking sunsets. Punta Cetarola is one of the protected areas of the Pontine province and Lazio. The vegetation is typical of the Mediterranean scrub found along the Lazio and Mediterranean coasts, with rosemary, broom and pine trees; the fauna is represented mainly by numerous species of birds, in particular cormorants, seagulls and peregrine falcons. A car is necessary to get around.
