Olbia Costa Smeralda Airport is also reachable in about 25 minutes, making arrivals and departures particularly easy and convenient.

To respect the environment, take care to turn off the air conditioning and lights in the house when you are not present during the day.
Avoid shouting and shouting during the most delicate hours and in condominium spaces.
Take care of separate waste collection and throw away waste upon departure.
Please turn off all lights and devices when checking out.
Once the door is closed, do not leave the keys in the lock. You can insert them into the safe and be careful to enter the code again and mix up the numbers so as not to reopen the safe.

The cleaning fee also includes linen service (sheets and towels per person).

Intermediate cleaning and linen changes are not provided. Requesting them is considered an EXTRA.

The property complies with environmental protection regulations.
Guests are asked to dispose of waste before checkout, taking care of recycling.

A shuttle service to and from the airport/port/station is available upon reservation for a fee.

Setting

During your stay, you will have exclusive access to the entire apartment, allowing you to feel completely at home. You will be free to enjoy every space and comfort available to you:

* Private bathroom with shower, washing machine, and hairdryer;
* Air conditioning to always maintain a pleasant temperature.

The entire space is private, independent, and not shared with other guests. This allows you to enjoy your holiday in total privacy and tranquility, with all the comforts designed for your stay.

The swimming pool is shared with the other guests of the residence, as it is part of the condominium. It is open from June 1st to September 15th, and guests have access to 2 reserved sun loungers marked with the side label "Apartment 2".

Via Stazzu Bide, in Porto Rotondo, is located in one of the most peaceful and scenic residential areas on the hillside surrounding the famous Costa Smeralda village. It is not part of the central, lively marina area, but rather a more private setting immersed in the typical Mediterranean vegetation of juniper trees, mastic shrubs, and wind-shaped granite rocks. The buildings in this area are mostly detached villas, residences, and small residential complexes, often well integrated into the landscape and designed to ensure privacy and quiet even during the busiest summer months.

The location is highly convenient, as it allows quick access by car to both the centre of Porto Rotondo and the main beaches in the area. The marina, with its elegant piazzetta, restaurants, boutiques, and lively summer nightlife, is about 5–8 minutes away by car. This is where the most vibrant part of the destination can be found, with waterfront venues overlooking luxury yachts and a typically international summer atmosphere. However, returning to Via Stazzu Bide, you immediately find a much quieter and more relaxed environment, far from pedestrian traffic and nightlife activity.

The nearest beaches are easily reachable within about 7–10 minutes. Among them is Spiaggia Ira, one of the best-known beaches in the area, featuring light sand and shallow waters, making it ideal for families and for those looking for comfort and services. Slightly further along are Spiaggia dei Sassi and Punta Volpe, which are more scenic and rocky, with exceptionally clear water and a more natural and dramatic landscape. A short drive also leads to the long beach of Marinella, which is wider and windier, perfect for those who prefer open spaces and fewer crowds.

From a logistical point of view, the area is well connected: Olbia Costa Smeralda Airport is about 20–25 minutes away by car, while the city centre of Olbia is approximately 15–25 minutes away depending on traffic.
