Ciao!! We're very proud to welcome you in our apartment, you'll be in a completely renovated in July 2025 apartment at the 2nd floor (only 44 steps NO ELEVATOR, no one has an elevator in historic buildings) in a small tipic ancient building dating 1580 in the beating heart of Florentine UNESCO world heritage historic medieval center, a privileged position in the middle of Renaissance story and its operas, a block from Duomo (1min by walk) and Michelangelo's David (2 mins), all the "MUST" are within 15' walking distance, the ideal place for create special memories for couples, honeymooners, anniversary, proposal.
You'll have a complete kitchen, a bedroom with king-size bed (with a minimal cloth hanger, no closet) and a complete bathroom (no bidet), no balcony or terrace.
A giant 80" smart TV 4K with free Netflix and a powerful Bluetooth speaker for your entertainment.
Icing on the cake is the stunning view of the Brunelleschi's Cupola (more than 600 years) from the bedroom that makes the apartment unique, a real rare pearl where you can stay in love with Florence for your once-in-a-lifetime experience, enjoy surreal moments while hear the violin of the street artist from Duomo square or the bells of the Giotto's tower.
Modern but not cold, simple but functional, of design but not flashy, the concept behind the restoration is "less is more" but the attention to the details is maniacal, nothing is left to chance, from the minimal coat hanger (We haven't traditional closet/drawers/shelfs because the bedroom is too little for a closet) to the shower at floor level, from the stainless steel kitchen's top to the table made by an entire tile, all custom handmade on our design by local artisans.
During the restructuration we discovered a lot of original frescoes hidden for centuries, they took months of careful restoration but we are very happy with the result, they make the apartment unique and valorize it, we made it to create even an experience that can be a part of your travel, not just an apartment where to sleep at night, like many others, now you can do a full immersion in renaissance history and its operas starting from the apartment, we hope that you can appreciate and like it as much as we do!!
COMFORT:
New Mitsubishi AC units (very efficient and silent) available only in the hot season May-Sept, new anti-noise windows, new king-size mattress (5,90x6,56ft - 180x200cm) and feathers blankets (Provided only in cold season Oct-May) will guarantee your perfect rest.
In the hot season (June-Sept), the laundry don't provide blanket, we provide a double layer sheet, we can ensure you will not need blanket and you'll not have cold, we suggest to set the AC to 25C° (77°F) instead 18 (64°F).
Obviously, every new guests we change linens, pillowcases, towels and bath mat, weekly we also turn the mattress to keep it in shape and change mattress cover and pillows covers.
HEATING:
As per italian law, the heating can be switched on the 1st of November and must be switched off 15th of April, it can't be more than 21°C degree (69,8°F), the heaters are centralized and already setted to the maximum allowed by the law, if the temperature is already 21°C, it switch off automatically and the radiators are cold.
If you want less hot just let us know, we can control it by remote.
AIR CONDITIONING:
Due to the italian law, it can be switched on from 15th May until 15th September and the temperature can't be less than 24°C degree (75,2°F).
AC have the function to prevent them from being accidentally left on when the guests leaves the apartment, each unit, after 20 minutes that does not detect anyone in the room, switches off automatically.
KITCHEN:
The kitchen is provided with a double induction plate, dishwasher and washing/drying combo machine (we provide HE pods for both), microwave oven, Italian moka coffee machine (ground coffee provided) , toaster, fridge with freezer and all the necessary for cook, all completely new!!!!!
TAP WATER IS POTABLE BUT SMELL OF CHLORINE
DOCUMENTS:
As per Italian and International anti-terrorism law, we must register the data of EACH GUEST (childs of every age included) like hotels, B&B or any other touristic accommodation.
We know, some other hosts don't ask any documents, in other cities they ask when you check-in, but Florence local police department system requires that we send all of the data included in the document (passport or ID or DL not hidden) WHEN YOU BOOK, please send a shot of each of your document using the "+" or pic symbol in the Airbnb chat, it's safe.
The apartment can accommodate up to 2 guests, only the Airbnb guests present in the reservation are allowed, temporary visitors are allowed but must communicated before, for security reason, insurance reasons and by the law!
If you book for 1 guest and someone joins at the last moment, it must be absolutely communicated and we must have a photo of the document ASAP, we must register BEFORE he/she enters.
Please respect this simple rule or your security deposit will be waived.
We can't accommodate minors under the age of 18 unaccompanied by responsible adults.
The reservation must be made by who physically will stay in the apartment, not on behalf of parents/friends/employee, create an account require few minutes.
COSTS:
Linens, towels, Wi-Fi, Netflix, AC or heating, tourist tax and all the utilities are included in the price and no other will be request during your stay.
Linens and towels (provided by a professional laundry) and a professional cleaner (not underpaid) that sanitize every time before your stay are fix costs even for 1 night stay, note that our price will be charged of Airbnb fee (about 15%) and tourist tax (6€/pax/night) that Airbnb collect for Florence district, consider it in the "Value" section if you want to review us.
The legislation for our tipe of rental, allow us to provide linens and 1 set of towels (1 shower and 1 hands) for each guest until a stay of 7 nights, on prior request, for a fee, we can also supply more.
SPECIAL SETUP:
Only on request we can arrange special setups for birthdays/honeymoons/anniversaries/proposals, in the photos of the ad there are some examples, synthetic rose petals spread on the ground of the bedroom, ornamental heart balloons, "HAPPY BIRTHDAY" banner, electric candles on the floor, we can provide a Chianti/Brunello wine bottle or suggest you a professional photographer for a photo/video/drone set, we use of the collaboration of various agencies with years of experience, ask for a quote.
RULES:
Pets of any kind are NOT allowed, even service dogs (sorry but we are all allergic).
Absolutely FORBIDDEN to smoke even at the window.
Parties or events are NOT allowed.
NO NOISE after 11pm until 8am.
Check-in is possible from 4pm, sometimes early, depending if previous guests leave the apartment before the regular check-out hour (10am), check-out must be ALWAYS BY 10am (not 10:10), any delay will be charged, sorry but we have stringent sanitation rules and we must start to clean at 10am,
Every problem or damage (a glass broked, a stain on the bed or other), must communicated when happen, not at checkout time because we must fix it as soon as possible for the next guests, thanks
We kindly ask to switch off the lights and any other utilities (AC, TV, phon, water...) if you do not use it or when you leave the apartment, thank you very much.
SAFETY:
ALL THE APARTMENT IS AT YOUR COMPLETE AND PRIVATE DISPOSITION.
NO ONE WILL ENTER IN APARTMENT DURING YOUR STAY AND IF WE HAVE TO COME OR SEND SOMEONE TO THE APARTMENT FOR ANY REASON, IT WILL ALWAYS BE AGREED WITH YOU FIRST, THEN WE RECOMMEND TO D O N' T O P E N T H E D O O R TO ANYONE, FOR ANY REASON, EVEN IF SAYS HE IS THE OWNER!!!!
DUE TO RECENT FACT HAPPENED IN THE CITY, DON'T LET TO ANYONE TO HELP YOU FOR ENTER IN THE BUILDING AND TO CARRY THE LUGGAGES UP, THEY ARE PICKPOCKETS !!!!!!!
For your security there are 4 cameras in the building stairs, all reported and in common areas.
We provide 1 pair of keys (Building's door and apartment's door).
The door close it automatically when you pull it, but is simple to open if you don't lock it with 2 full clockwise key turns, we can't be responsible if someone enters and steals if you don't lock it.
Since the keys are shared by many people for many years, the apartment's door have a security lock with a special key not duplicable without a card (Which we have), is an expensive key, for this reason, loss of the keys involves a charge of 400 Euro because someone must intervene promptly and change the entire lock cylinder.
If you forget the keys inside the apartment, someone of our staff must run to help you, it have a cost of 40€, we can't help you from midnight until 8am, pay very attention then!!
The power supply for civilian homes is limited to 3kW, it may happen that, if you use too many household appliances (AC, induction plate, hairdryer, washing machine) all together, the power may fail, you can simply restore it from the general switch at the entrance of the house, high above the door.
VERY IMPORTANT:
The toilet have a pump that can grind and pump only toilet paper and organic waste, we warn to DON'T PUT ANY OTHER than toilet paper in the wc (especially long hair, cleaning wipes, absorbents) and liquid in the sink, there is an apposite basket in the bathroom.
COMMUNICATION:
We are AIRBNB commercial partner, we can't accept direct reservations and AIRBNB chat is the only, easiest and faster way to stay in contact with us and for any payment, only here we can reply in few minutes (Usually, consider the time zone and/or other issues), is most important that you install it in your smartphone, log in and TURN ON NOTIFICATIONS for a best communication, it's very easy and completely free, thanks.
Due to a bad review about our communication, we want clarify that we are not stalker, we want to organize as best as possible your stay, so if we send a message that finish with a question mark (?) probably is a question about your arrival hour or if you have access to the self check-in instructions and we wait for a reply, if you don't reply, we send another message 1 day after asking "have you received our message?" because we want to make sure you have access to the self check-in instructions so that YOU can easily access the apartment.
Also we send another message the evening before your check-out (to better organize the cleaner's timetable, asking if you have planned to leave the apartment before the regular check-out hour which is at 10am), obviously, for stays of 1 night, they will be in a short time, don't scary, just few questions ;-)
SERVICES:
Although the platform is called Airbnb, most of the listings present (including ours) have nothing to do with Bed & Breakfast. The Italian legislation for this type of rental (Tourist short time rental) F O R B I D the provision of any type of service during the guest's stay (for ex. breakfast, change of sheets, daily cleaning, daily new towels, welcome kit, etc...), we can't even leave you a bottle of water, is considered "service", only hotel or bed and breakfast can do it.
CHECK-IN;
We'll try to do our best for welcome you in person but we have 2 little childs so between the school, swim, homework....is very difficult and we haven't a 24/7 reception, so probably we'll organize for your self checkin, is a very simple procedure and AIRBNB will share with you all the instructions 48 hours before your arrival.
PARKING:
The historic center is 90% pedestrian area and WE ARE IN THE LIMITED TRAFFIC ZONE, you don't need car to move in Florence, ONLY resident people can freely enter and freely park in the historic center.
In case you'll come by car, you can enter and park it ONLY in a private parking, we have an agreement (Only for small and medium cars) for 36€/24h with a private parking just behind the street corner (Park2Go, via Ricasoli 18, just 90ft-30mt from us), booking is mandatory through their website by selecting "small car".
To get there you will enter in the Limited Traffic Zone (Ita. Zona Traffico Limitato, ZTL) passing under one of the telematic gate with red/green lighting (red from 7:30am to 8pm, green from 8pm to 7:30am), when you'll be at the parking just say that you are guests of "Attico Pucci", they will take care of downloading your license plate from the municipal website (for 1€) so as not to get you any fine, they will issue you a note which certifies your regularity and which you must keep.
NOTE: We are not the owner of the parking, we don't know the availability of the place and we can't reserve for you, far any questions search "Park2Go"
LUGGAGE STORAGE:
We are very sorry but, due to the stringent sanitation rules and insurance rules, we can't hold your luggage before check-in (4pm) or after check-out (10am), fortunately there are 2 convenient luggage storage just few steps from the apartment, at Parking Bag in Piazza San Lorenzo 6 or at Tourist Point in Via Martelli 33 (red), both have a cost of 6€/bag/day.
