Contractual conditions and rules for staying in our flats
We would like to remind you that the confirmation of your booking and the beginning of the use of the accommodation unit imply the reading and acceptance of these regulations, as well as their complete observance.

Dear Guest, the rules to be observed in our flats are not only those sanctioned by law, but more simply are dictated by common sense and mutual respect; these rules are useful suggestions for a serene, peaceful and surprise-free stay.
ARRIVAL:
Unless there are special needs, check-in must be made between 3.00 p.m. and 6.00 p.m. (after or before this time is allowed free of charge if possible). Please inform us of the time in case of delay. Upon arrival, you must provide us with the documents (identity card, passport or driving licence) required by current legislation, which will be promptly returned to us once the paperwork has been completed, as well as provide payment for your stay (if not already made), and payment of the security deposit. Personal data voluntarily transmitted by users through forms, e-mails, telephone calls to request the services offered are processed in accordance with current privacy legislation. Their use is reserved exclusively for the relevant availability/reservation request and will not be passed on to third parties (you can request their cancellation at any time by contacting our reservation centre).
During the check-in procedures, you will be given a copy of the inventory of the flat's equipment, which will be considered accepted by you, unless you comment on it within twelve hours of your arrival: we therefore advise you to check the equipment in order not to be charged at the end of your stay for anything missing or damaged;
If you have any doubts, we are always at your disposal.
KEYS:
We will hand over the keys of the rented unit and of the main entrance, together with the TV remote control, making you a guarantor and asking you to keep them carefully. The loss or breakage of the keys and/or lock shall entail the reimbursement of the cost of a new lock and 5 new sets of keys with a minimum charge of 150.00 Euro. It is forbidden to reproduce and/or hand over to third parties the keys to the property and/or reveal passwords to third parties for the use of the services available at the facility.
DEPARTURE:
The flats must be returned between 8.00 a.m. and 10.00 a.m. on the date of departure, unless special arrangements have been made at the time of check-in with our Management. We would like to inform you that after 12.00 noon without the flat being vacated, you will be charged an additional day's stay.
HOW THE ACCOMMODATION SHOULD BE LEFT ON DEPARTURE:
All our flats are handed over to our kind guests in perfect order and cleanliness. When the customer returns the keys at the end of their stay, any damages found will be counted and consequently deducted from the deposit paid.
Leaving guests must ensure, before departure, that they leave the accommodation as they found it and in order:
- rubbish must be separated (glass and cans, paper, plastic, food, undifferentiated rubbish) emptied and disposed of in the appropriate deposit located outside the property near the woods;
- vacuum cleaners must be emptied;
- dishes must be cleaned and placed in the drawers or cupboard in which they were placed on arrival (not in the dishwasher or sink);
- the refrigerator, freezer and dishwasher must be emptied;
- food, drinks, bottles and boxes must not be left anywhere in the accommodation;
- lights, air conditioning in summer and heating in winter must be switched off and all windows closed;
- Sofas and armchairs must not be damaged or stained (by food, drinks, oil, footprints, animal footprints or anything else), otherwise the cost of replacing the fabric or laundry will be charged (pet owners can ask reception for a free cloth to cover the sofas, if not already provided on arrival).
Situations other than those indicated above will result in a charge for the cost of the staff employed to carry out the tasks that should have been carried out by the guests or for the material to be replenished.
The cost of compulsory final cleaning includes: cleaning and sanitising floors, furniture (interior and exterior), furnishings, bathroom fittings, household appliances, washing and sanitising bathroom, bed and kitchen linen. Extra cleaning can be requested against payment in advance. You can request the use of a hoover and floor mop free of charge at reception. Please preserve the rented accommodation and treat the flats' furniture and equipment with care.

Rules concerning waste management

Under the kitchen sink you will find the separate waste bins. For reasons of space, it is not possible to put one bin for each type of waste, so if you accumulate a lot of rubbish, you will have to empty the bins frequently and take it to the bins (which have different colours according to the type of waste they are supposed to contain) located in the outdoor area next to the woods (anthracite-coloured metal garden shed).
The rubbish is to be divided as follows
- glass and cans: to be placed loose in the green bin;
- plastic: to be placed in transparent plastic bags and then placed in the yellow bin (plastic bottles can be placed directly in the bin);
- paper: to be placed directly in the blue-coloured bin;
- undifferentiated waste: to be placed in transparent plastic bags and then placed in the red bin;
- food: you must buy biodegradable bags (we supply the first one) and then place in the green round bin.
It is not permitted to put cans, glass or paper in the undifferentiated rubbish bin or to leave rubbish outside the designated place.

When you are not present in the accommodation it is necessary to turn off all the lights and the air conditioning/heating, and when the latter is in operation the windows must be closed.
It is obligatory the reading of the present RULES and the integral acceptance of its content, under penalty of the termination of the CONTRACT itself of the stay at ALDEIA BIANCA Village. For all that is not explicitly specified we refer to the regulations in force, to the good taste and common sense of each in the interest of all.

REGULATIONS:
The guests are invited to observe and make observe the following behavioural rules, in order to allow a pleasant stay to themselves and to the others:
01 - Delivery of accommodation on the day of arrival, clean and tidy, will take place between 3 p.m. and 6 p.m. and the same must be vacated no later than 10 a.m. on the day of departure. Should the client find himself unable to occupy the flat by the date stipulated in the contract, he is obliged to report his delay by telephone in order to agree on new delivery arrangements.
02 - The client is obliged to take the utmost care of the property entrusted to him/her, of the furniture and of the domestic equipment and to promptly (max. 12 hours from the occupation of the accommodation) report to the Management any lacks or breakages, in order to avoid that he/she may later be held responsible for them and pay any damages. Every kind guest is required to tidy up and clean the kitchenette on the day of departure and to take the rubbish to the deposit located outside the accommodation. Crockery must be cleaned and placed in the drawers or cupboard where they were placed on arrival (not in the dishwasher or sink); the fridge, freezer and dishwasher must be emptied; no food, drinks, bottles or boxes must be left anywhere in the accommodation; lights, air conditioning in summer or heating in winter must be turned off and all windows closed. Sofas must not be damaged or stained (by food, drinks, oil, footprints, animal footprints or anything else), otherwise the cost of replacing the fabric or washing it in the laundry will be charged (pet owners may ask the management for a free cloth to cover the sofas, if not already provided on arrival). ). The cost of compulsory final cleaning includes: cleaning and sanitising floors, furniture (interior and exterior), furnishings, bathroom fittings, household appliances, washing and sanitising bathroom, bed and kitchen linen. Extra cleaning can be requested against payment in advance. The use of a mop for floor cleaning can be requested free of charge at reception.
03 - The client shall make exclusive use of the facilities provided and undertakes to comply with the general rules of the Residence, without making any changes, improvements or additions to the property. Any special requests must be reported to and agreed with the Management.
04 - The Management and/or third parties appointed by the Management, identifiable upon the Client's request, shall have the right to access the property in order to carry out any necessary repairs and/or maintenance, even in the case of extraordinary maintenance, subject to prior notice to the Client.
05 - It is absolutely forbidden for the real estate to be permanently occupied by persons other than those declared in the contract. Any exceptions must be agreed in advance with the Management for the necessary legal fulfilments. Any breach, even occasional, of this commitment shall result in the termination of the contract, pursuant to Art. 1456 of the Italian Civil Code, and the application of the penalty pursuant to Art. 1382 of the Italian Civil Code. The assignment and subletting of the rented unit is expressly prohibited. Occasional visits shall be permitted, and in any case without overnight stays, unless otherwise agreed between the tenant and the Management. Guests of our clients shall not, however, have access to the services of the facility (gym, sauna, course room, massage and physiotherapy room, meeting room, breakfast room) without prior authorisation from the Management and payment of the corresponding fee, and shall comply with the regulations established for each service provided.
06 - Guests are obliged to respect silence from 14.00 to 16.00 and after 23.00. Harassing noises, shouting, loud radio and television sets, the improper use of shoes or clogs are strictly forbidden. The use of household appliances (washing machine, hoover) is permitted until 11 pm. It is also forbidden to cause harassment through drunkenness, use the property for illicit purposes, under penalty of immediate termination of the rental contract without the right to a refund of the rent previously paid; the Management reserves the right to charge the client for expenses and costs incurred due to breach of contract.
07 - It is forbidden to display or hang clothes or linen or anything else outside or in the common areas, and to throw rugs and tablecloths out of one's own space. It is also forbidden to leave objects, bags of rubbish, even if tightly closed, in the common areas: the bins for the separate collection of rubbish are placed outside in the special room next to the woods.
08 - It is forbidden to throw objects or encumbrances into the toilets, toilets or sinks: any voluntary or involuntary failure caused by the customer due to his own carelessness must be reimbursed by the customer to the Management.
09 - It is not permitted to bring into the flat explosive or easily inflammable substances, unregulated weapons, substances with a strong or unpleasant smell or any tools for the preparation of meals or other electrical appliances (fans, stoves acc.) without the Management's permission.
10 - The Client must, whenever he/she leaves the flat: turn off the lights, any electrical appliances (except the refrigerator), the TV, the air conditioner/heater, the taps and anything else.
11 - It is forbidden to smoke and use open flames inside the flats, bathrooms and annexes, in common areas and in any enclosed space. Failure to comply with these obligations will result in the application, in favour of the Management, of a penalty of Euro 1,000.00 for each infringement, without prejudice to compensation for any greater damage caused.
12 - Small and medium-sized pets are allowed, subject to authorisation by the Management and against payment in two-room apartments with a garden or veranda. However, it is forbidden to leave pets unattended in the common areas and always kept on a leash or in a pet carrier. The common areas inside the facility must be used exclusively for transit and only for the time necessary. Pets are not permitted in the breakfast area, meeting room, gym, spa and training room. Owners are requested to pick up any droppings from their pets.
13 - The outdoor car parks are uncovered and unattended. The Management is not liable for any damage or theft caused by third parties to cars.
14 - The paid bicycle service is managed directly by the Management. Users of this service hereby release the Management from all civil and criminal liability, assuming all responsibility towards third parties for the use of the service.
15 - Minors may only be accommodated if accompanied by at least one adult for the duration of their stay. Parents are requested to supervise their children so that they do not cause damage to common property and exclusive property as well as disturb and annoy people. The Management declines all responsibility for any injuries to minors. Use of the lift by minors is only permitted if accompanied by an adult. It is forbidden to play in the common areas.
16 - It is forbidden to deposit objects and encumbrances in the common areas that are not allowed.
17 - The Management and/or Duemila srl shall not be liable for any theft with or without burglary and for any damage and/or tampering to the Customer and his property.
18 - In the case of suspension of service supplies (electricity, gas and water) due to force majeure, the Management declines all responsibility and shall not be liable for any reimbursement.
19 - In case of fire, black-out, environmental emergency, please read carefully in advance the "General rules of behaviour in case of emergency", placed in each housing unit clearly visible, or at the main entrance. The Management informs that emergency fire extinguishers are placed on each floor.
21 - Damage caused by guests and their family members or guests to the facility's equipment or to third parties remains the responsibility of the guest holding the contract: the Management declines all responsibility for damage to persons and or property caused by improper or unauthorised use of the Residence facility by guests and their family members or guests.
SECURITY DEPOSIT:
Upon arrival and upon signing the Rental Contract, the Client shall pay a Security Deposit, as agreed in the booking, of Euro 200.00 and of 250.00 if accompanied by pets. This deposit shall be returned to the Client in full by the Management upon termination of the Contract after checking the condition of the accommodation. It is understood that in the event of ascertainment of damage caused by the Client to the Property, or to the interiors, or to anything else provided, the Company shall have the right to retain the aforesaid security deposit, without prejudice, in any case, to its right to compensation for any greater damage caused.
Please also read carefully the regulations relating to the gym, wellness area and the forest/green areas, before entering them (shown in the black folder in your accommodation).
PRICE AND PAYMENT:
the rental price is understood to include VAT, consumption expenses (water, electricity, gas, rubbish removal tax), use of all accessories attached and connected to furniture, crockery etc...., refrigerator, washing machine (where present), TV, air conditioning and/or heating, hot water, linen. Excluded are the compulsory final cleaning service with cost charged to the Client, the tourist tax due to the municipality of Almenno San Salvatore, and everything not specified under "included".
The reservation is made with the acceptance by e-mail of the offer of Aldeia Bianca, within 24 hours of receipt of the same, together with the acceptance of the rules of the structure attached to the offer. Failure to confirm within the specified time limit renders the booking null and void. The payment of the price must be made on the day of arrival at the facility, with the handing over of the keys of the accommodation unit. Cancellations must be communicated by the customer in writing within 7 days of the start of the stay; for cancellations within the week prior to the start of the stay, the customer shall pay the full amount of the agreed price of the stay. Days of early departure shall not be deducted for any reason.
COMPLAINTS:
our newly renovated properties, which have been constructed in accordance with the building regulations, especially with regard to safety, are checked periodically. Therefore, our descriptions are made in absolute good faith. The Management cannot be held responsible in any way for money, valuables and property belonging to Guests, breakdowns, damages inside the building caused without the knowledge of the Management, which in any case, to the best of its ability, will intervene promptly to resolve the inherent problem. Any complaints must be promptly reported to the Management, failing which, customers who leave the rented property shall lose all rights and any reimbursement of rent not enjoyed. In any case, if the complaint is made at the end of the stay and/or after departure, it shall not be taken into consideration.
EXPRESS TERMINATION CLAUSE:
The Company through the Management shall have the right to terminate the Contract by written communication to be sent to the Client and/or verbally in the presence of a third party, if the written form is impossible, in the following cases
- a - in the event of non-payment, by the Client, of the amount equal, as the case may be, to a percentage (down payment) or to the entirety of the price relating to the property and in accordance with the terms set out in the Booking Confirmation;
- b - in the event of non-payment, by the Client, of the balance of the Price relating to the property on the terms and conditions set out in the Booking Confirmation;
- c - in the event of non-payment, by the Client, of the Security Deposit indicated in the Booking Confirmation within the terms and conditions stipulated therein
- d - in the event of non-payment, even in part, by the Client of the extra services requested and provided;
- e - in the event of conduct contrary to the good management of the property;
In the hypothesis of the above-mentioned letters a)-b)-c)-d)-e), the Company shall have the right to retain, as a penalty, the percentage (down payment and deposit) of the price of the property previously paid by the Client in accordance with the terms of the Booking Confirmation;
PERSONAL DATA:
The client authorises the Company to communicate his/her personal data to third parties in relation to fulfilments connected to the rental relationship (D.Lgs. 196/2003)
